Minnesota is the land of ten thousand lakes so it would make sense that many of us either own property on a lake or spend much of our free time on the lake. Even my husband and I spend much of our summer cruising on Lake Minnetonka taking in all the beautiful homes.
If you are someone who is planning to purchase a home or property on a lake in Minnesota there are a few things you should be aware of.
First, you can absolutely fall in love with a home but be careful where it is on the lake. Can you place a dock where you want/ need it? Can you swim off the shore or is the water to mucky and weedy? How much land do you want/need between the home and the lake shore? When purchasing lake front property the home is absolutely important, but the water front itself can affect the desirability of the property.
Second, can the home withstand the weather? There are many different styles and ages of homes around the lakes in Minnesota. Will the home you purchase be able to withstand the colder temperatures in the winter as well as the wind? Quality construction is key when you are looking into purchasing a lake front property. Homes in Minnesota have to be able to go from extreme cold to extreme hot and humidity every year so having your preferred inspector pay attention to the exterior, windows and insulation is a great starting place when deciding to purchase a home.
Thirdly, where on the lake do you want to be? There are areas of a lake that are more desirable than others. For example if you are not interested in people tooling through a channel at all hours of the day steer clear of properties that share space with lake access points and boat launches. Another aspect of this to consider is water sports. If you are looking for a lake property and would rather not listen to loud music and boat engines as people speed by your property on a wake board you may want to pick an area of the lake with a low or no wake restriction.
