1: CLEAN your home! This cannot be missed. It is one of the first things buyers notice as they walk through your home. Does it have a weird smell? Is there dog hair all over the beautiful wood floors? This is the cheapest and most effective home staging tool. Clean that home baby! If you need a list of cleaning projects ask your agent to walk through the home with you and tell you what buyers want to see. It can be really hard to see the mess when its your mess. Then walk through your home with the eyes of a buyer.. what would you notice right away?
2: PURGE! I know you love your things and all your wonderful furniture,but the future buyer doesn't want to see all of your furniture stuffed into the living room. Get the extras out. Purge through your furniture, closets, and basement storage space. Buyer really want to see the space they have to work with. Too much clutter and the buyer can't process what the space could be all they see is your stuff.
3: Please make sure your home SMELLS clean and fresh. This is a big one! When a buyer first walks through that door what will they notice first? Wet dog smell or fresh linen? This one can be tricky for some people.. one way that this can become less awesome is the strawberry air freshener you plugged in on max. Please don't... then we smell strawberry and wet dog. The best way to get that fresh clean smell is to actually clean. Crack those windows and get those carpets cleaned!
