We are in the busy season! It seems everywhere I turn there are people asking all kinds of questions about the market in their area. Well let me tell you those homes are HOTHOTHOT. It is still a sellers’ market and buyers are competing for the cream of the crop on new listing that are coming every day.
So what can you do as a buyer to give yourself and edge over the competition? First have your pre approval ready to go! Don’t be caught in a scramble when you find your dream home trying to get should of a lender on a Saturday. Be ready and able to make the deal come together.
Second have a personalized letter to the seller. Let them know who you are and what you plan to do in your new home. Sellers love to know a little about the people that are going to be living in a home that may have some deeply emotional memories for them. I always tell my buyers to do this and include a photo of themselves and their family.
Then come in with an offer that won’t offend anyone. With this market and homes selling fast buyers have to know that making an offer substantially below market value will not be received well. Sellers know they can get a good price for their home and they won’t want to work with buyers that just want a deal. Be kind and respectful and you will be up in the running!
Always remember as well to have a buyer agent on your side to help guide you through the process. It is crucial to have someone there to get you all the information you need to make a smart and long term purchase.
